More On Distressed Property: Why Can't Elected Officials Write Decent Legislation?
Dugald has done two pieces on the new distressed property law. This piece will focus on the biggest problem with the distressed property law; that it's poorly drafted. Poorly drafted legislation results in a lot of uncertainty, and a lot of unnecessary litigation.

OK, so for those of you who keep track of this stuff, and who might remember the post I put out there mid-April, you'll remember our discussion about investors and the new stemming from HB2791 that will be effective on 6/12.


Arrow, Price Reduced, and New Price Real Estate Signs, -Good or Bad?
Driving around, I noticed a lot of real estate signs in one neighborhood. Not just signs posted in front of homes for sale, but "arrow" or directional signs on the corner of streets to direct people to these homes. Within a few blocks, I counted 12 arrow signs. Not only were there these 12 arrow signs, but there were 12 signs posted in front of homes for sale with various and sundry other signs such as open house times, view or "price reduced" posted with these 12 "for sale" signs. It looked like there's a fire sale in the neighborhood, not homes for sale.

I Think I'm Turning Japanese

Security Issues Rehashed
One of my first three pieces here was a piece on the security concerns of listing your house FSBO vs Discount Broker vs Full Service Broker. The main point was that FSBO is the most dangerous, because you basically have a sign up in front of your house that says you'll let anyone inside. For discount brokers I cautioned to make sure they would rent you a Supra keybox. What prompted this piece was that just recently I caught a news clip of a woman who had some stuff stolen while showing a house herself (It wasn't clear whether the house was listed or a FSBO).

The Greatest Real Estate Blog Piece in the World! (a/k/a How To Get Rid of Your Unwanted Hot Tub!)
The house we bought last year had a hot tub. That was one of the negatives of the house. We had a hot tub for a while at our old house and the novelty wore off quickly. That hot tub was a gift from my father, who had gotten tired of it, so when we got tired of it too we let him know and he found someone else who wanted it. But the one at our new house was larger, and it was built into our deck, and the deck is surrounded by a railing. I used it three times before turning off the power and draining it. And there it sat, a big worse than useless blob, taking up about 50 square feet of my deck.

I'm not sure what caused the comments to be turned off in the other thread. It is possible for any of the main bloggers to delete individual comments if they're over the line, and that would have possibly been preferable. I didn't know that last December, when buddhabrad crapped on my Christmas Charity thread, so I turned off the comments then. If I'd known what I know now, I wouldn't have done that.
